For the Residential Rehabilitation of 420 Cutler Street, Raleigh
The Queen-Anne Colonial Revival house at 420 Cutler Street is located within the boundaries of both the Boylan Heights National Register Historic District and the Boylan Heights Local Historic District. Built in 1920, the house was constructed in one of Raleigh’s earliest planned suburbs, serving as an ideal of early twentieth century, middle-class residential development.
By the mid-twentieth century, as new suburbs were erected around the City of Raleigh, the house at 420 Cutler, like most houses in Boylan Heights, became a rental property as many large dwellings in the neighborhood were divided into apartments. Once again, Boylan Heights has returned to its roots as a strong middle-class neighborhood of homeowners and families, and the current owners are contributing to this renaissance.
John and Beth Lunsford purchased the property at 420 Cutler Street and then hired Maurer Architecture to complete the rehabilitation in 2015. The homeowners wanted to enclose sleeping porches on the southwest corner of the residence for finished space; as well as to open up the existing kitchen and master suite above on the second floor. Existing columns on the screened porches were retained, and new panels of vertical wood siding were installed in order to distinguish the historic paneling from the new. New casement/fixed windows were also installed to create a sunroom and sitting room within the existing footprint of the house.
Two existing smaller windows were removed from each side of the first floor and reused over the sink in the new kitchen configuration. A new side landing, steps and rear deck were also constructed. Historic trim work was repaired and replaced in kind where necessary; and, the house was repainted. Returned to its original function as a single-family residence, 420 Cutler Street has become an integral part of the revitalization of the Boylan Heights neighborhood.
