For the Commercial Rehabilitation & Adaptive Reuse of the Barnes Grocery, 222 North Bloodworth Street, Raleigh
Located at 222 North Bloodworth Street in the Oakwood National Register Historic District, the c. 1901 frame commercial building was built by Ed Hugh Lee. Lee and Edgar E. Broughton operated the Lee & Broughton Grocery in the building until it was sold in 1908 to David T. Barnes. Barnes and his brother Nathan L. Barnes opened Barnes Grocery which operated here until about 1980. The building was restored by architect Michael Weeks in the early 1980s into three separate tenant spaces, and at various times since then, this building has been occupied by a framing shop, a coffee shop, an antique store, an ice cream shop, several salons, a yoga studio, and a bakery. It remains one of a very few commercial buildings originally constructed within the Oakwood neighborhood.
Louis Cherry and Marsha Gordon, through their real estate company Intaglio, purchased the former Barnes Grocery in December, 2016 with the intention of using the building as offices for Louis Architecture. Poorly maintained over the past few decades, the foundation was failing and out of plumb. As a result, water flowed freely under the building after every rain. Water intrusion caused rot and damage throughout, followed by termite damage.
Approximately half of the building foundation wall was replaced with several piers being added so that the floors could be leveled and shored up. Buttresses were added in the crawl space to secure retaining walls and prevent further movement. Approximately half of the funds spent on this project addressed stabilization issues and, hence, are not visible to the naked eye. A new roof was added with gutters positioned so that rain water drains away from the building. Damaged siding, eaves and trim were replaced in kind. This project was inspired by Federal and State historic income-producing tax credits with a private rehabilitation cost of $138,000.00.
